Hernando Beach Florida Waterfront Home Sales January 2018

Hernando Beach, Florida, is a waterfront community located just north of Tampa along the the Gulf coast of Florida.

The area was first developed in the 60s as a waterfront community and homes are located on wide canals.

Some neighborhoods of Hernando Beach are located on saltwater canals with direct access to the Gulf of Mexico. Other neighborhoods are located on freshwater canals and boaters will use a boat lift to gain access to the saltwater canals that lead to the Gulf of Mexico.

Average List Price: $329,559

Median List Price:  $298,500

There were a total of six homes that sold in Hernando Beach in January 2018, all of these homes were located in neighborhoods with direct Gulf access.

Sales Price Range:  $127,000 - $355,000

Average Sales Price: $246,300

Median Sales Price: $239,500

 

Additionally, there are 15 more homes under contract that are closing in the next couple of months. 

 

The current absorption rate is 6.5 months meaning if no new homes come on the market, the current inventory of homes for sale in Hernando Beach would be sold in that time frame. This also means, buyers in Hernando Beach still have a slight upper hand as the are is not experiencing a sellers market.

Reallyt not bad prices. I was in Naples off the canals and about 10 to 20 times higher, or more.

Silvia waterfront homes are dream homes in my opinion.  Hernando Beach is very close to the ideal balanced housing market.

As I read your post I started thinking. All I've ever known is grass, mowing, flowers, trees, and weeds. It would be so much fun to live around a body of water but I know that I would be foolish (just like others would be too) who don't have the experience and expertise about living around water. It was so refreshing to listen to you in person. I could tell you have a passion for selling property in FL and you enjoy building relationships with people. it's your business and you do it so well!
