How is the Real Estate Market in Timber Pines, Spring Hill, Florida?

Home sales in the 55+ golf course community of Timber Pines in Spring Hill, Florida continue to be strong this year and the real estate market in the Timber Pines community is a sellers market.

With low inventory in this popular adult living community, sellers can expect to receive offers quickly after their Timber Pines homes goes on the market. Buyers will continue to feel strong competition from other buyers especially during the Fall and Winter months when many Northerners spend their winters in Florida and often look to buy a permanent winter home. 

 

 

 

Although inventory is low, there are still homes available in a wide price range suitable for any budget. Currently there are only 25 homes and villas for sale in Timber Pines ranging from $95,000 to $269,900.  

The average list price is $174,664 and the median list price is $162,900.  In size, these homes range from a smaller attached villa with 995 SF living area to a larger home situated on one of the communties golf courses with 2253 SF.  The average list price per living square foot is $106.

Currently, there are 27 properties under contract in the Timber Pines community. 

In 2017 to date, 209 properties have sold in Timber Pines with an average sold price of $147,815 and a median sold price of $142,500. The average days on market from list date to pending date was 50 days.  

Compared to homes sales in Timber Pines for the same time period in 2016, which also was a strong year, the number of sales increased by only five units.  However, average and median sold prices have considerably increased in 2017 compared to the previous year. In 2016, the average sold price was $135,085 and the median sold price was $131,200 and properties stayed on the market for 65 days.

The average price per living square foot in 2017 is $90.60 compared to $82.89 in 2016, an increase of 9%.
