Filing for Homestead Exemption in Florida

Filing for Homestead Exemption in Florida

For Florida Home owners  who purchased their Florida home in 2015 and are using it as their primary residence, now is the time to file for Florida Homestead Exemption!

Applications for the Florida Homestead Exemption must be submitted to the Property Appraiser's office by March 1, 2016.  To qualify, the home must be the primary and permanent residence.

In Hernando County, Florida,  the Homestead Exemption provides for a reduction in the taxable value of the home up to $50,000.  Most importantly, it also places a cap on the annual increase in assessed valuation thus protecting home owners from sudden spikes in assessments and consequently property taxes. This is an especially important aspect of the homestead exemption protection when home values are beginning to increase.

In Hernando County, Florida, find out more about the application process and requirements for the Florida Homestead exemption, by clicking on the link that will open a pdf file directly from the Hernando County Property Appraiser.

If you have purchased a home in 2015 and it is your primary residence

in which you have lived in as of January 1, 2016

make sure you have applied for homestead exemption.

The deadline is March 1, don't miss it!

Hannah Williams thank you, especially those buyers who purchased their homes at the beginning of the year sometimes forget so it's good to remind them.

Excellent information Silvia, I have had many people and some experienced buyers who did not fully understand the homeowners exemption.

This is such good local information that will help some residents save on their taxes. I need to do this for the people in Clarksville.  Thanks for the reminder.

Silvia- this is good information to provide for the public.  When we were in Houston, I remember our agent sending us a reminder about this.

Silvia

This is an important post for those homeowners who bought but did not yet qualify for or apply for the exemption. $50K is pretty substantial. Ours is $8K!

One of the great advantages to living in Florida.   Keep your property taxes low by filing the homestead exemption!

Great article, I read it as it's similar to CA. My buyers get a homestead exemption solicitation every time they close escrow here and I never understand what the catch is? If this is so great, why don't more people do it? Is there any limitation beyond the cap & primary residence status? Is there a downside for doing this? I don't know anyone that has filed a homestead so I have no experience with them or costs involved?
