Hernando County Real Estate Market Report

A side-by-side comparison of market performance for the first quarter of 2009, last quarter of 2008 and first quarter of 2008.

In the first three months of 2009 sales increased by 13% over those during the same time one year ago.  However, first quarter 2009 sales decreased by 6% over those from the last three months in 2008.  Upper price range steadily declined pushing down average sales prices.  Median prices also declined considerably by approx. 26% from prices that were obtained in the first quarter of 2008.

This was the early morning sky this morning over the waterways of Hernando Beach.  Just for a few minutes around 6:45 AM, the sky turned a spectacular glowing orangy-red that reflected in the water.  Just a few minutes later, the clouds took over.

Glen Lakes is an upscale Country Club Community located on the west coast of Central Florida just north of Tampa and west of Orlando.  This gated community offers 24-hour security, an elegant clubhouse with restaurant, fitness facilities, tennis courts, a beautiful community pool, and more. 

The private 18-hole championship golf course was designed by Ron Garl and is well known as a challenge even to experienced golfers.  Homes for sale in Glen Lakes range from smaller maintenance free villas to elegantly appointed, large estate homes.

March turned out to be a slow month for sales in the Glen Lakes community with only one closed transaction.  This Glen Lakes home sale was for a 2 bedroom, 2 bath Villa built in 1991 with 1378 sf living and 2114 sf total space.  Bank-owned, listed at $95,900, sell price was $90,000.

Today was the 30th Annual Blessing of the Fleet hosted by the Hernando Beach Yacht Club. 

Members and guests gathered at the club house for the  ceremonies that took place in three parts: on land, dockside, and out in the Gulf of Mexico. 

Dignitaries present included the County Administrator and members of the Hernando County Port Authority.

After the posting of the colors and a few short speeches emphasizing the tradition of the fleet blessing and remembering those who have fallen at sea, the ceremonies proceeded with the dockside blessing of each vessel by our local Episcopalean minister.  Each boat received a certificate to remember the event.

Boats then lined up to drive down the Hernando Beach canals, following the channel into the
Gulf of Mexico and stopping at marker 86 for a wreath laying ceremony honoring the departed mariners.

This year's event brought out numerous boats that participated in the blessing as well as many bystanders who joined in on the boat ride to the wreath laying. 

It was a gorgeous day with sunshine, no wind, and calm seas.

Dinner was served upon return to the club house.

Hernando County Real Estate Market Report:  March 2009

Real Estate sales numbers are in for March 2009!

The numbers show that things are moving again, slowly but steadily.  Hernando County home sales for March 2009 have again improved over those from the month of February 2009. 

The number of homes currently under contract and scheduled to close also has made a big jump upwards, and homes sold in March were on average less days on the market than those that sold in February.  

Active listings are slowly decreasing although some may be off the market because of expired or withdrawn listing agreements and thus may come back on.  In some subdivisions such as Timber Pines Country Club Community, sales have increased by 30% with average and median sales prices seeing an increase!

We are not out of the woods yet, but we seem to be moving toward the light at the end of the tunnel.

Vacant land sales tripled in March.  However, the majority of these sales were for one acre building lots in the "Royal Highlands" that sold for $7000 each in a relatively short time, all were owned by the same seller.  The highest price was obtained for a waterfront lot in Hernando Beach Central (with indirect access to the Gulf of Mexico via boatlift).  This waterfront lot had been on the market for quite a long time which reflects in the higher average marketing time for March sales.

Median:  $104,500 (increased about 9% from February 2009)

Average Days on Market:  113 (decreased 46 days)

Currently under Contract:  473 (a 17% increase from February 2009)

April brings good news for sales activity in the Timber Pines Country Club community in Spring Hill, Florida.

For the second month in a row, sales increased in Timber Pines over those in February 2009.  Closed transactions for March 2009 increased by 100% for single family homes and by 30% for villas.

With a total of 186 active listings, available homes decreased from February numbers in both categories.  Pending and contingency contracts for single family homes have increased but decreased by a slight margin for the villas.  Yet, overall more homes are under contract this month than last month.

Sales prices have also increased in the median and average prices while market day has decreased signifantly again illustrating that a well-priced property can be sold in a reasonable time frame.

Timber Pines is located off US 19 in Spring Hill, West Central Florida on the Gulf Coast of Florida, also called the "Nature Coast".  Tampa International Airport is just a 45 min drive via the new Suncoast Parkway.

The Hernando Beach Yacht Club will host it's annual Blessing of the Fleet on April 4, 2009 at the clubhouse on Shoal Line Blvd in Hernando Beach, Florida.

The event will begin at 3:00 PM with dockside blessings at 4:00 PM.  Boaters who would like to get their vessels blessed should drive their boats behind the yacht club, Snapper Canal.  Certificates will be issued to each blessed boat. 

After the ceremony, boats will proceed to marker #86 for a dedication ceremony with wreath laying honoring departed mariners. 

Back at the club house, social hour will begin at 5:00 PM with dinner being served at 6:00 PM. 

Dress is casual, reservations are requested.  If interested, please call 352-200-5763.
