Spring is in the air -- and it shows! While not (yet?) jumping, the number of sales of existing homes continued to improve slightly in April. Average sales price increased influenced by a few higher priced properties. However, median sales prices dipped from March, indicating a stronger demand in the lower price ranges. Overall inventory has decreased somewhat while number of homes under contract is remaining stable.

Sold April 2007: 25 Range: $19,500-$300,000
Average Sales Price: $80,300 Median Sales Price: $40,000
Average Days on Market: 151
Currently under Contract: 65
With a great inventory of existing homes, the demand for vacant land is relatively low. Average and median sales prices have declined again and consequently, asking prices are also being reduced by the most serious sellers. Maybe this is the time to buy land again?
