Sales of existing homes continued to improve slightly in February; average and median sales prices remained at nearly the same levels as in January. Overall inventory has decreased from January not only due to sales but also due to expired listings an increase of homes under contract.

Sold February 2007: 27 Range: $9,500-$1,970,865
Average Sales Price: $249,310 Median Sales Price: $70,000
Average Days on Market: 77
Currently under Contract: 57
While home sales experienced a silver lining, this cannot be extended to vacant land sales which remained stagnant. Three commercial property sales in the one to two Million Dollar range contributed to the high average sales price. Here, the median sales price provides a more accurate measure. It needs to be noted that vacant land sales include properties of all sizes from smaller residential lots to acreage.
