A Staging Story --- In Reverse!

For those of you who always wondered whether staging works, here is a humorous story with great impact.  Not quite the staging that our professional stagers engage in and certainly not what I as a real estate agent would recommend to my customers, yet, no doubt effective nevertheless.  Enjoy!

She spent the first two days packing her belongings into boxes for the movers to collect. On the third day, she sat down for the last time at their beautiful dining room table by candlelight, put on some soft music, and feasted on a pound of shrimp, a jar of caviar, and a bottle of champagne. When she had finished, she went into every room and stuffed half-eaten shrimp shells dipped in caviar into the hollow of all the curtain rods. Then she cleaned the kitchen and left.

When the husband returned with his new girlfriend, all was bliss for the first few days. Then, slowly, the house began to smell. They tried everything: cleaning, mopping, and airing the place out. Vents were checked for dead rodents, carpets steam cleaned, air fresheners hung everywhere. Exterminators were brought in to set off gas canisters, and they even paid to replace the expensive wool carpeting. Nothing worked. People stopped coming over to visit. Repairmen refused to work in the house. The maid quit. Finally, they couldn't take the stench any longer and decided to move. A month later, they cut their price in half but could still not find a buyer for their stinky house. Even the local realtors refused to return their calls. Finally, they had to borrow a huge sum of money to purchase a new place.

Then the ex-wife called the man and asked how things were going. He told her the saga of the rotting house. She listened politely and said that she missed her old home terribly and would be willing to reduce her divorce settlement in exchange for getting the house back. Knowing his ex-wife had no idea how bad the smell was, he agreed on a price a mere fraction of what the house had been worth but only if she were to sign the papers right away. She agreed, and within the hour, his lawyers delivered the paperwork.

A week later, the man and his girlfriend stood smiling as they watched the movers pack everything to take to their new home, including the curtain rods. (author unknown)

Moral of the story: Small touches can have a big effect! Staging works!

Hernando County Market Update January 2007

HOMES

On Market:  4413

Currently under Contract: 320

Sold January 2007:  134

Range:  $25,000 - $600,000

Average Sales Price:  $179,552

Median Sales Price:  $151,250

Average Days on Market:  113

 

VACANT LAND

On Market:  3533

Currently under Contract:  67

Sold January 2007:  46

Range:  $3,000 - $3,600,000

Average Sales Price:  $225,049

Median Sales Price:  $42,277

Average Days on Market:  121

The beginnng of the year seemingly brought down the inventory in available homes and land; however, this was simply the result from many listing agreements expiring at the end of 2006.  Since then, inventory as actually surpassed the numbers for November and December as many properties were relisted and new ones added.

On the bright side for sellers, January experienced a 10% increase in home sales and a more than 100% increase in vacant land sales over December which traditionally is a slower month because of the holidays. For buyers, average and median home sales prices continued to slowly slide downward.   

Still, we observed in our brokerage an encouraging overall increase in activity since the beginning of the new year and the numbers do support this.
